Every wall, measured.

A laser survey of the stripped shell, joists and openings included, so the drawing matches the room.

The project, drawn in the room.

Cabinets, doors and cornices appear on the brick before a single trade arrives. You approve this, not a sketch.

Floors, walls, ceilings.

The drawing and the site are usually two companies. Here they are one.

Why design and build

The usual way, and ours.

An architect draws, a builder prices, a third party fits the kitchen. Three contracts, three diaries, and the gaps between them are where the money goes.

Three suppliers

  • Drawings priced after they are finished, then redrawn to fit the budget.
  • Site questions wait for the architect. The architect waits for site.
  • Kitchen, joinery and stone ordered separately and delivered in different weeks.

Applications written together with the drawings, not after. We know which borough wants what.

Licence to alter, freeholder consent and lift bookings arranged before the first skip arrives.

Rear, side-return and loft: under permitted development where it applies, with full plans where it does not.
