The point
A renovation is a hundred decisions. We take them in the right order.
The floor goes down after the plumbing, the joinery after the floor, the paint last. Sounds obvious. On most sites it is not what happens.
Because we design and build, the order is fixed in the programme before the strip-out. Every trade knows what arrives the week before them and what depends on them the week after.
You get one contract and one fixed price, with a written allowance for the unknowns behind old walls. And a site manager who was in the design meetings and answers on the spot.
What is included
Strip-out to handover, nothing subcontracted out of sight.

Strip-out and structure
Soft strip, structural openings, steels, damp and timber treatment. Party wall and building control included.

Services
Full rewire, new plumbing and heating, underfloor heating where the floor allows, ventilation for bathrooms and kitchens.

Plastering and joinery
Lime or gypsum as the wall asks, cornices restored or replaced, panelling, doors, wardrobes and the staircase.

Floors and finishes
Engineered oak, herringbone, stone and tile, all drawn in the model with the real product and laid by our own fitters.

Kitchen and bathrooms
Fitted by the people who drew them. Stone templated on site, brassware from the schedule, tiling set out from the drawing.

Decoration and handover
Two coats, snagging with you room by room, the keys, the manuals and the warranty in one folder.

Our own trades
The people on site work for us.
Plasterers, joiners, electricians and plumbers on the payroll, not a list of subcontractors found the week before.
The same crews move from one project to the next. They know the finishes we specify and the standard we sign off, which is why the warranty is ours and not a promise passed down a chain.

Questions
Before you write.
Is the price really fixed?
Yes, for everything in the drawings and the schedule of finishes. Old walls hide surprises, so the contract carries a written contingency for them, agreed with you before we start. Any use of it is reported the same week.
Can we live in the house during the work?
For a whole-flat renovation, no: services are off and the dust is everywhere. For a house we can sometimes phase the work by floor. The survey tells us which.
Who do I talk to during the build?
Your site manager, every day on site and in a weekly report with photographs. Design questions go to the same person, because he was in the design meetings.
What about the neighbours?
Party wall notices go out before the start. We agree working hours with the building and the borough, book parking suspensions and keep the pavement clean. It is our name on the hoarding.
