The point

Drawings are cheap. Moving walls is not.

Every decision that costs money on site can be taken in the model for nothing. That is the whole reason to draw first.

A 3D model is not a marketing image. It is where the kitchen run gets three centimetres longer, the door swings the other way and the boiler leaves the bedroom. All before anyone has bought a tile.

We draw in the same model the site builds from, so the wardrobe you approved is the wardrobe that arrives. The joiner, the stone supplier and the electrician all read the same file.

    Measured survey

    Laser survey of every room, opening and level. For period houses we survey the stripped shell as well, because the walls are never where the old plans say.

    Layouts

    Two or three options for the plan, with what each one costs in structure, services and weeks. You choose with the numbers in front of you.

    3D model and visualisations

    The chosen layout built in 3D with the real joinery, stone and lighting. Walk through it on a tablet, change a finish, see it again.

    Technical drawings

    Plans, sections, electrical and plumbing layouts, joinery details and the schedule of finishes. What the trades build from.

    Planning and building regulations

    Householder applications, permitted development certificates, listed building consent and building control, written with the drawings.

For flats and period houses

We know where the pipes are before we open the wall.

Period terraces and mansion flats share walls, stacks and neighbours. The survey finds the soil stack, the party wall and the lease before the design touches them.

Licence to alter for leaseholders, party wall notices for terraces, and a conservation officer's questions answered in the drawings rather than on site.

Questions

Before you write.

Can I use your drawings with another builder?

Yes. The design package is yours once paid, including the 3D model and the technical drawings. Most clients stay because the fixed price is already on the table, but nothing obliges you to.

Do you handle planning permission?

We write and submit householder applications, permitted development certificates and listed building consents, and we deal with the case officer. Council fees are separate.

How accurate is the 3D model?

It is built from the laser survey, so dimensions are within a centimetre. Finishes are the real products we will order, not stand-ins.

What if I only have a photo?

Send it through the virtual experience page. Within five working days you get a visualisation of the finished room and a first price band, with no survey and no obligation.
